Bayview House by Gartner Trovato Architects
The house is located on a 1,200m2 block of land with a significant fall from the street. The site is oddly shaped with its longest boundaries running east-west allowing for orientation to the north with magnificent views over Pittwater and surrounding area.
The building form takes its shape from the topography and shape of the land, it has a slender footprint to allow for cross ventilation and solar access to all rooms of the house whilst maintaining views of Pittwater from every room.
The dwelling presents as a single low scale building to the street, with the remaining floors below. The house is distributed over 3 floors with the main circulation space working along the south of the house as the main circulation spine. The different levels are connected by 2 of flights of stairs and voids that overlap to enhance the sense of space.
The upper floor contains the main living spaces including kitchen, dining and living areas, as well as a bar/cellar, powder room and access to 3 outdoor living spaces. The kitchen opens up via a servery to them main outdoor living terrace on the western side of the house that incorporates a louvred roof for use in poor weather. The upper level also has garaging for 3 spaces and incorporates a storage area.
The middle floor contains master suite. Guest rooms and artist studio with access to an external terrace for reflection and workspace for the artist. The lower floor contains bedrooms, media room and utility spaces.

This is not one of the best architectual designs I have seen on contemporist. But to be honest, the fire place in the middle of the living room is nice.

The exterior siding and window frames are a bit plain and conventional, but I like the overall form, and I really like the fireplace on the interior and the counter-tops in the bathrooms.

Looks like readers are mostly panning this house, but I love it — it strikes me as a great mix between beauty and practicality.
For example, the entire exterior may not be made of slabs of marble like the recently-posted House in Galicia — but then it will probably weather better because of the less expensive but more practical siding and overhanging roof.
I also love the wood use within and without, and the little row of pebbles in the bathroom is a really simple but completely charming touch. The interior courtyard is simply brilliant; on wintry days like today in Ottawa I would be camping out in there day and night — I can’t believe nobody even gave it a second glance.
As almost everyone has already remarked, the interior spaces are all enormous — even with all that furniture.
There’s something dramatically more informal about this house that makes me feel like I could relax here and have fun with my family; a lot of other houses I’ve seen posted here on Contemporist look gallery-perfect to the point that I’d probably have a nervous breakdown from shouting at everyone (kids and otherwise) to keep their hands off the walls, stop running in the house and above all not to touch anything.

Well maybe bland is a tad harsh, but it’s definitely not innovative or going to turn a lot of heads. The landscaping really needs some massive work though. But as far as the interior, not bad. It does look comfortable and that’s what is most important when actually living in a home.

It’s a beautiful house, it would be absurd to say otherwise given the crap that’s erected everyday in North America. I see $2M houses constructed all around me and they’re all stucco mansions designed by contractors on their way to Home Depot. This is a functional home that I’m sure would be a pleasure to live in. The interior is bright, well conceived, and the workmanship looks great in the images. The part I don’t like: the rear elevation – as seen with the pool in the foreground – doesn’t do the house justice.

There are a lot of things to like about this house: much of the interior design, utilization of the site which may have long been conceived an unbuildable lot. While possibly not as “innovative” in some respects (per other’s comments) there is certainly enough here to make it a worthwhile share.
My problem with the design is the unsustainable practice of building duplicate and oversized spaces, some of which this site undoubtedly invited – as living space taking advantage of the views and connected to outdoor living area.

THIS HOUSE IS MORE THAN PERFECT, IT FEELS GREAT IN EVERY VIEW, ITS BEAUTIFUL IN ITS BIGGER PICTURE & IN ITS DETAILS, I AGREE THAT ITS LIKE AN ENDLESS VACATION…VERY SMART & FULLFILL DESIGN.

I`ve seen tons of houses and comparing designs, but this design is AMAZING, almost perfect. how works the outdoors with rooms, and how use the spaces, materials and colours are the best for me. This looks as a house for live not for only for see. Congrats to architects.

I love the outdoors, and this is the best design house I have seen, and I can imagine it on my property in-amongst the rainforest and cliffs. 10 out of 10
