Island Villa in Dubai redefines urban coastal living by opening fully to the Arabian Sea while carefully managing privacy, light and climate. Designed by SAOTA with interiors by ARRCC, the home balances transparency with restraint along the constructed shoreline.

Set along Dubai’s engineered coast, Island Villa rethinks what urban coastal living can be. Designed by SAOTA with interiors by ARRCC, the home is shaped by its site, its climate, and its views.

From the outset, the goal was clear. Open the house toward the sea. Maintain privacy from the street. Let light in, but soften it. Framed outlooks stretch across the Arabian Sea, maintaining a deliberate visual link to Dubai’s skyline.

A Sculptural Street Presence in Stone and Screen

From the street, the villa presents a sculptural stone and screen facade inspired by box kites and coral. It feels grounded and porous at the same time. Bush hammered light stone cladding evokes coral textures, while darker honed flooring reduces glare. Articulated rooflines and deep overhangs define the silhouette.

Opening the Home Completely to the Sea

At the rear, the house opens decisively toward the sea. Expansive column free openings dissolve the boundary between inside and out. Broad glazed thresholds connect living areas to shaded terraces and gardens. Horizontal porosity supports continuity between interior spaces and landscape.

Copper, Screens and Climate Control in Detail

Deep overhangs and custom screens choreograph light, shade, and privacy. Bespoke glass reinforced polymer screens and patinated copper details reference regional craft traditions, while sculptural copper and GRP elements cast dappled shadows along walkways, adding rhythm and texture.

Warm Minimalism Across Living, Kitchen and Dining

Inside, ARRCC extends the architectural language through warm minimalism and natural materials. Timber, stone, and bespoke pieces developed with OKHA reflect the villa’s rhythm.

The living room flows into the kitchen and dining spaces, maintaining spatial continuity with gardens beyond. Soft neutral textiles, leather accents, and brushed metal details introduce subtle richness without excess.

ARRCC interprets the beach setting through warm minimalism, layering timber, stone, leather and brushed metal. Bespoke OKHA furniture and soft neutral textiles create a tactile, refined living space that flows into kitchen and dining areas.

Shaded Outdoor Dining Beneath Deep Overhangs

Shaded terraces extend the interior outward. Outdoor dining areas sit beneath generous eaves that reduce glare and heat. Planting and broad thresholds create soft transitions between rooms and garden. The patio becomes another living space, shaped by breeze and filtered sun.
