
Set on a sloped site in Assini, Greece, A2 Architects created a trio of modern homes that step naturally into the landscape, all facing out toward the sea. Spread across a large 6,500m² site with a northeast orientation, the project feels open, yet intentional in how each home is positioned.
The villas are arranged in an amphitheater-like formation, ensuring every residence enjoys uninterrupted views. Instead of forcing the land to adapt, the design follows the slope, allowing the homes to settle into place with ease.

Each home combines above-ground and underground elements, allowing the architecture to follow the natural topography. The upper villa sits on the highest point, designed as a single-level home made up of two distinct volumes separated by a patio. One volume, defined by a sloping roof, houses the living spaces, while the other contains bedrooms and bathrooms.

Further down the slope, two additional villas are partially submerged into the hillside, designed as cave-like homes. This approach not only maximizes space under local building regulations but also reinforces the relationship between architecture and landscape.

Both of these lower homes are organized into two volumes as well, split by planted patios. Living areas are accessed via sloping passageways, while private spaces are tucked into the quieter sections of the layout.

Planting plays a major role in how the homes visually merge with the hillside. Rooftops and patios are filled with vegetation, softening the structure and helping it blend into the surroundings. Existing olive trees remain part of the landscape, joined by new plantings that enhance the natural setting.

Terraces break up the slope between the homes, introducing swimming pools, stairways, and shaded outdoor areas. These spaces create a layered outdoor experience, where each level offers a slightly different perspective of the sea.

The pools and terraces are arranged parallel to the homes, strengthening the connection between indoor and outdoor living while maintaining clear sightlines.

The architecture follows a minimal approach, using simple geometries and clean lines. Large openings at the front of the homes frame the sea views, while smaller openings at the rear patios allow for cross ventilation, especially in the submerged villas.

This combination helps regulate temperature and airflow naturally, supported by features like exterior insulation systems, planted roofs, and retaining walls. Together, these elements contribute to comfortable living conditions throughout the year.


Inside, the design continues with a contemporary feel. High ceilings, open-plan living spaces, and minimalist furniture define the interiors. Bedrooms are kept all white, enhancing the sense of light and openness while maintaining a calm, uncluttered aesthetic.



This trio of homes in Assini shows how architecture can follow the land while still delivering modern comfort and striking views. By working with the hillside and blending indoor and outdoor spaces, A2 Architects has created a coastal living experience that feels both intentional and effortless.
