
In Los Cabos, Mexico, architect Louis Ruiz of Progressive Design Firm designed a vacation condo that moves away from the usual idea of luxury. Instead of oversized formal rooms or flashy resort-inspired styling, this home was shaped around how a large family spends time together when they finally reunite a few months each year.
Ruiz approached the interiors with an eclectic point of view inspired by seventies influences, mixing sculptural forms, tactile materials, dark woods, lighter finishes, and layered textures throughout the home.

The Living Room Opens Fully to the View
The living room was designed as a social anchor for the condo, with generous seating arrangements that encourage conversation while keeping the ocean constantly in sight. Large openings blur the line between indoors and outdoors, allowing sea breezes and sunset light to move through the space throughout the day.






A Dining Area Designed for Long Evenings
The dining area brings one of the condo’s most dramatic design moments. Above the table, a cascade of Cerno Lex pendants hangs like a glowing constellation, creating the feeling of dining beneath falling stars.
Scale becomes an important design tool in this space. The lighting installation draws the eye upward while still feeling intimate enough for shared meals and conversation. The expansive table was designed to accommodate large family dinners, making the room feel equally suited to celebrations, casual breakfasts, and extended evenings spent talking long after dinner ends.




The Kitchen Balances Warmth and Contrast
The kitchen continues the visual conversation started in the dining area while introducing its own identity through scale and proportion. Cerno Calx pendants sourced from Cofer Studio hang above the kitchen, echoing the tones of the dining lights while shifting the mood through a different form and size.
Dark and light woods work together throughout the cabinetry and finishes, creating contrast without making the room feel heavy.



Outdoor Living Becomes the Heart of the Condo
The outdoor areas turn the entire condo into a gathering destination. Expansive lounge and dining spaces open directly from the interior, creating one continuous entertaining zone that fully embraces the ocean views.


A dining area makes outdoor meals a major part of the experience, while nearby lounge areas encourage people to stay outside well into the evening. The BBQ area adds another layer of functionality for large family stays, helping the patio operate almost like a second living room.


The full sundeck stretches toward an infinity pool that visually dissolves into the horizon, while rows of loungers allow the entire family to relax together, whether spending the day in the sun or watching the changing colors of the sky at sunset.




The Games Room Encourages Connection
While the outdoor spaces embrace openness and energy, the games room offers a more enclosed atmosphere designed for slower evenings. Its relaxed atmosphere supports the overall idea behind the home, creating multiple places where people naturally gather together. A pool table, bar area, and lounge give the home an energy that feels active and social instead of overly formal.





The Hallways Feel Like Transitional Galleries
The circulation spaces throughout the condo continue the home’s material palette while creating quieter visual pauses between rooms, with artwork providing a colorful element.

Bedrooms Shift Into Richer Evening Tones
The bedrooms introduce hues inspired by the sea and the changing colors of sunset. Large glass walls doors open directly to the exterior, strengthening the relationship between the bedrooms and the surrounding landscape. Natural materials continue throughout the rooms, adding warmth while balancing the cleaner architectural lines.








Bathrooms Continue the Warm Material Palette
The bathrooms maintain the condo’s layered material approach while introducing a more calming atmosphere. The combination of natural materials, contemporary fixtures, and warm lighting gives the bathrooms a spa-like quality while still feeling consistent with the rest of the condo’s aesthetic.



Through layered materials, sculptural lighting, indoor-outdoor living, and spaces dedicated to gathering, Louis Ruiz created a vacation home that feels inviting, social, and genuinely enjoyable to live in.
